Whether it’s adding one lot to the back of a family home, or assisting large publicly listed companies, we consistently provide expert advice and brilliant, personalised service. Our most experienced senior conveyancers are available seven days a week to help you understand the complicated process and point you in the right direction.

Email us your contract of sale and we will thoroughly review it for you and give advice at the most important point of your whole project- picking the right site. We will look for covenants (restrictions over what can be done on the land), easements (areas on the land you won’t be able to build), planning regulations, GST considerations, corporate structures and what names to have registered on title.

We are available by phone and email throughout the whole project. Even seasoned developers call us for guidance during projects and to get advice on issues such as:

  • Being able to subdivide before building (even when the planning permit requires the opposite).
  • How to retain stock and split the subdivided lots without incurring large amounts of stamp duty.
  • What step is next and what professional do you need for each task?
  • Appointing selling agents and marketing. Is what you are being told ‘standard’?

We can invest your deposits

If you decide to sell any of the lots, we are experts in off-the-plan contracts and can advise on the earliest stage you can sell them, as well as making the whole process easy. Unlike many of our competitors we can invest deposits (and have negotiated high rates due to the large amounts we hold) that are paid to your selling agent to earn you interest- typically covering all your conveyancing fees. Having an excellent off-the-plan contract is critical, otherwise a buyer will be able to exit if the value of the property decreases before settlement. We will ensure all documents are prepared thoroughly (and quickly) and your sales are kept secure. We can also assist in creating or establishing an owner’s corporation and keep your buyers up- to- date during construction to ensure they are prepared for settlement. We pride ourselves on ensuring as many settlements as possible occur on time, or earlier.

 

We can arrange for the lodgment and registration of your subdivision including arranging for your bank’s consent and coordinating all parties (including your land surveyor, council, water board, Land Titles Office and banks). We can help you work out the best way to retain stock including transferring into related entity names, dealing with GST Withholding and stamp duty.
